Modular Plant Rooms for Pharma Company

Brief

Modular Plantrooms was commissioned by our client to provide a solution for a leading pharmaceutical company to design, fabricate, and install 39 modular plant room units to support laboratory functions. Due to limited ground-level space, these modules had to be elevated 8 meters above the labs, mounted on steel stilts within a traditional steel-framed building. Additionally, all modules required compliance with strict fire regulations and seamless integration with the site's existing infrastructure.

Client Requirements:

Maximise space by situating plant rooms above laboratories.

  • Ensure safe, elevated installation for easy access and maintenance.

  • Comply with fire safety standards.

  • Coordinate fabrication and phased installation to minimise on-site disruption.

 

Solution

Modular Plantrooms provided a comprehensive solution from custom design to final installation:

Custom Module Design: Each of the 39 modules was uniquely sized (up to 9m x 4m) to fit the building layout. Finished with intumescent paint for 60 minutes, the modules met stringent fire safety standards.

Sequenced Fabrication and Delivery: Following a precise schedule, each module was built, painted, and delivered in phases. Mechanical and electrical systems were pre-installed by the M&E contractor before the final installation, allowing efficient, staged deployment.

Additional Fabrications: Modular Plantrooms also fabricated a two-story HV/LV switchroom with external access stairs and multiple self-contained skid frames to support the facility’s pump sets, further enhancing the infrastructure's modularity and functionality.

 

Results

The project was completed on schedule, delivering a compact, compliant, and highly functional plant room solution that met all client specifications.

  • Enhanced Safety and Compliance: All modules adhered to strict fire safety standards, meeting industry regulations with the application of intumescent paint.

  • Seamless Project Execution: The phased delivery and pre-fabrication approach minimised on-site disruption and ensured timely installation, with additional infrastructure like the HV/LV switchroom and skid frames providing further operational support.
